The Hungarian Government has put controls into place to dissuade foreign speculators actually buying land (language competency and proof of farming background and basically obliging the buyer to become a permanent resident)......

The object also is to protect the farmers already operating because even a Hungarian farmer from another region would not have priority.

HOWEVER, there are opportunities to buy the share capital of existing companies who in turn own long term leases on land + sheds / machinery.  This is the ideal way to invest into Hungarian agriculture with a return of 4% if renting the land out as an investment, or more if farming it oneself.
